The secret to getting top dollar for your house in the shortest time? In a tight market, the difference can be the quality of the presentation.

According to the U.S. Department of Housing and Urban Deveopment, staged homes sell for 17 percent more than a non-staged home, while New York's Village Voice reported that staged homes spend a third less time on the market than their un-staged counterparts.

Ten minutes. That's the amount of time a buyer takes to decide whether or not they like a home. Presenation is everything and a single unttended detail can be enough to turn off a potential buyer . . . That's why the need for home staging cannot be overstated. Sellers of luxury homes wouldn't dream of putting their home up for sale without staging it. Why? Because staged homes sell for more money in a shorter amount of time than those that aren't staged.

Cleaning, plumbing, rewiring, painting, furnishing, remodeling and landscaping can all fall under the category of staging. Stagers combine the design skills of an inteior designer with the marketing skills of a real estate agent . . . the chance of recouping the money spent on staging is high. In 2003, a survey of more than 2,000 Realtors conducted by a web-based real estate infomration guide showed that those who paid staging fees recouped their investment by nearly 200 percent.
